A large multi-level estate is a different staging problem than a four-bedroom Colonial. Buyers are evaluating a lot of square footage and need each room’s purpose to be obvious from the photos. If you leave any room ambiguous, the buyer assumes it’s wasted space and the price-per-square-foot starts to feel high.
Thirteen rooms across three floors plus exterior. Formal and family living areas. A music room most agents would have left empty. A home office that started as a first-floor bedroom. Bedrooms upstairs and on the top floor. A media room on the ground level. A deck and a backyard with a fire pit and a side-yard play area.
The job was to make every use case unambiguous. We staged each room as the thing it should be:
Outside, we staged the deck, the backyard fire pit area, and a side yard as a kids’ play area. Outdoor staging is underused in luxury listings: buyers underestimate yards in photos unless someone’s already imagined the use.
Modern, but slightly more formal than our Cape and Colonial work because the architecture supports it. Warm neutrals throughout, natural wood, linen and cotton textiles. Consistency across thirteen rooms is harder than across nine: we hold a single palette so the home reads as one piece of work.
