A classic Naugatuck Cape with great bones and a wide range of spaces: a deck under snow, a screened porch, a multi-angle living room, dining, bedrooms on two floors, a basement sitting area, and a game room that needed full destaging before restaging. Twelve rooms transformed in a modern minimalist style.

The challenge

A classic Cape with strong bones and the widest range of spaces we’d staged at the time. Twelve rooms: outdoor, main floor, upstairs, basement, and a cluttered game room that needed full destaging before we could restage it. The deck was photographed under snow. The screened porch was empty. The basement was unused. The game room was full of personal items.

Each kind of room is a different staging job:

  • Outdoor under weather: snow removed first so the deck reads as warm-weather usable.
  • Empty room with character: screened porch, given a use case (year-round seating).
  • Multi-angle room: the living room shot from two angles, both staged to match.
  • Cluttered occupied room: the game room, destaged to empty before restaging.

What we did

We staged the deck twice over: cleaned it of snow first so the structure was visible, then added a gazebo, dining set, and lounge seating so buyers picture summer use. The screened porch became a year-round seating spot with an accent chair pair and a side table, which is the use case it actually serves in a Cape.

The living room got two angles staged with the same furniture layout so the photos work together in the listing. The dining area picked up a six-seat table to anchor the open plan.

Upstairs we staged the primary, an upstairs bedroom with the sloped ceiling that’s typical of a Cape, and an upstairs reading nook on a landing that would otherwise read as wasted space. Reading nooks are quietly important in Capes: they turn a square foot count into a lifestyle moment.

The basement sitting area became a real bonus lounge with a sectional and warm lighting. And the game room: we destaged the clutter to get a clean room photo, then restaged it as a modern lounge so buyers see an alternative use.

Style direction

Modern minimalist throughout, with a slightly warmer hand than our pure Colonial work because the home has a more traditional structure. Warm neutrals, natural wood, linen. No leather, no industrial. Consistent across all twelve rooms so the home reads as one place.

This is the same direction we use across our portfolio of staged listings, adapted per home.

How the project ran

The agent sent the photos. We agreed on the design direction, identified which rooms needed destaging first, and ran the staging in waves so the agent could review the destages before we restaged. Hand review on every photo before delivery. Zero revisions.
